Luxury single-family and attached home sections in Montreal experienced a more pronounced year-over-year decline in sales volume than the city’s condominium market, which has seen a steady influx of new and resale inventory in recent years. <\/span><\/span><\/span><\/span><\/span>However, the market for luxury condominiums in Montreal remained strong throughout 2022.<\/span><\/span><\/span><\/span><\/span><\/span><\/p>\n

Overall, luxury condo sales over $1 million were largely stable, declining only 5% annually to 416 total condos sold. <\/span><\/span><\/span><\/span><\/span>The market for luxury condos costing $4 million or more in Montreal was exceptionally strong, seeing a growth of 86% from year to year to 13 units sold.<\/span><\/span><\/span><\/span><\/span><\/span><\/p>\n

Concern over shifting market circumstances, which was sparked by successive rate rises by the Bank of Canada, was largely subdued by Montreal’s ongoing employment growth and strong economic performance.<\/span><\/span><\/span><\/span><\/span><\/span><\/p>\n

Over the course of 2022, bidding wars began to revert to market norms, and home listings needed more promotion and time on the market in order to draw qualifying bids, despite underlying consumer confidence in the fundamentals of the economy and the housing market.<\/span><\/span><\/span><\/span><\/span><\/span><\/p>\n
